This building has a floor area of 2503 sq/m on ground and first floor levels. The floor-to-floor height of 6300mm allows for the future addition of a mezzanine level. The building is divided into three units of 741 sq/m Unit 64, 932 sq/m Unit 65 and 830 sq/m Unit 66, which allows them to be used for 'bulky retailing' similar to neighbouring units within briarhill business park, which is located 4km from the centre of Galway City.
The cladding materials of glazing, curtain walling and metal sheeting are the materials used throughout the business park. The structural steel frame has precast concrete slabs to the first floor. The in-situ concrete sheer walls around the stair core are cantilevered at first floor level and used to hang the display boxes off. The angle of the glazing on these display boxes overcome a regulation limiting the unprotected area facing adjoining buildings, while at the same time these angles address the longer sight lines within the business park.
